About

Built on Experience. Focused on the Right Location.

Site selection is more than finding available property. It’s determining where a business can succeed.

CornerStone Site Solutions is a specialized site-selection, workforce-strategy, and property-matchmaking advisory firm helping companies make better-informed location decisions.

Our experience is deeply rooted in manufacturing and industrial development, where location decisions can involve significant capital investment, complex infrastructure requirements, demanding workforce needs, and long-term operational commitments.

That experience shapes how we approach every project.

We don’t simply ask whether a property is available. We ask whether the location can support the operation.

The CornerStone Approach

We Help Companies Find the Right Sites—and Help the Right Sites Find Companies.

CornerStone works on both sides of the location equation.

For Companies

We help organizations identify and evaluate locations based on the requirements that matter to the operation, from site readiness and infrastructure to workforce, logistics, utilities, and long-term growth potential.

For Property Owners & Development Partners

We help position qualified properties, identify their competitive strengths, and connect opportunities with companies seeking locations that align with their requirements.

This creates a more informed connection between business requirements and location opportunities.

Our Approach to Site Evaluation

Verification Matters.

Information provided about a site is the beginning of the evaluation—not the end.

CornerStone’s approach starts by understanding the client’s requirements, analyzing potential locations, and narrowing the field to sites worthy of deeper evaluation.

Then comes verification.

Our process can include evaluating sites firsthand, examining utilities, labor-market conditions, logistics and the surrounding operating environment, and engaging directly with utility providers, educational institutions and economic-development organizations.

DEFINE → IDENTIFY → VERIFY → ENGAGE → COMPARE → RECOMMEND

Because a site that works on paper still has to work in the real world.

Two Perspectives. One Location Strategy.

Jonathan Felty

Managing Director

Site Selection & Industrial Development

Jonathan brings more than 20 years of manufacturing experience and more than a decade of site-selection expertise.

His background combines procurement, strategic sourcing, supply-chain operations, infrastructure evaluation and large-scale site selection, giving him an operator’s perspective on the physical and operational factors that determine whether a location can support a project.

Jonathan’s Focus

Site Selection • Infrastructure & Utilities • Supply Chain • Procurement • Site Verification • Industrial Development

Jonathan’s Lens: Can the site support the operation?

Shane Paul

Managing Director

Workforce Strategy & Site Selection

Shane brings more than 20 years of manufacturing HR and workforce leadership experience together with hands-on involvement in major site-selection initiatives.

His experience includes workforce planning, labor-market evaluation, talent acquisition and development, compensation strategy, and building partnerships with universities, technical schools and community colleges to support current and future workforce requirements.

Shane’s Focus

Workforce Strategy • Labor Markets • Talent Availability • Compensation • Training Partnerships • Site Selection

Shane’s Lens: Can the labor market support the operation?

Where the Two Come Together

The Site Has to Work. So Does the Workforce.

A location can offer strong infrastructure and still create operational risk if the workforce cannot support the business.

Likewise, a strong labor market cannot overcome inadequate utilities, logistics, infrastructure, or site constraints.

CornerStone brings these perspectives together to evaluate a more important question:

Can this location support the business—not only at startup, but as it grows?

Deep Industrial Expertise. Broader Location Strategy.

Manufacturing and industrial development are at the foundation of CornerStone’s experience—but they do not define the limits of our capabilities.

Our site-selection, workforce, infrastructure, and location-strategy approach can support organizations across industries where location decisions have meaningful operational and financial consequences.

We work with:

Companies & Corporate Location Teams
Manufacturers & Industrial Operations
Developers & Property Owners
Economic Development Organizations
Communities & Strategic Partners

What Guides Us

VERIFY

We believe important location assumptions should be validated whenever possible.

UNDERSTAND

Every project begins with the operational requirements of the client—not with a property we are representing.

CONNECT

Successful projects require collaboration among companies, property owners, utilities, workforce partners, educational institutions, and communities.

THINK LONG TERM

The right location should support not only today’s requirements, but tomorrow’s growth.

Experience Matters When the Decision Does.

Location decisions can affect capital investment, workforce availability, operating costs, supply chains, expansion potential, and long-term competitiveness.

CornerStone brings together practical operating experience, site intelligence, workforce strategy, and relationships to help clients make those decisions with greater confidence.

Let’s find the right fit.
